We begin each visit with a visual review of the exterior of your home and surrounding property, looking for readily apparent changes, damage, or security concerns.
✓ Walk the property perimeter for obvious issues
✓ Check for signs of attempted access, vandalism or damage
✓ Inspect windows, doors and screens for security & condition
✓ Observe roof, gutters and downspouts from ground level
✓ Check exterior water sources for visible leaks
✓ Check exterior lighting
✓ Observe gates and other access points
✓ Note visible storm or weather-related impacts
✓ Observe landscaping for downed trees or other visible concerns
✓ Look for signs of pests or dead animals around the property
Interior Conditions
Inside the home, we visually review accessible rooms and living areas for conditions that may have changed since the previous visit, looking for signs of moisture, damage, pests or other readily apparent concerns.
✓ Complete a visual walk-through of accessible rooms
✓ Look for mustiness or unusual odors
✓ Look for visible moisture, leaks or water damage
✓ Observe ceilings and walls for staining or damage
✓ Confirm accessible doors and windows appear secure
✓ Check for signs of rodents, insects or other pests
✓ Check smoke and carbon monoxide detectors
✓ Observe garage interior for leaks, pests or other concerns
✓ Note other readily apparent changes or concerns
Mechanical & Utilities
We visually check key household systems and fixtures for normal conditions and readily apparent issues that may need attention while you’re away.
✓ Check thermostat settings and record readings
✓ Check HVAC system for apparent settings or concerns
✓ Test faucets and look for visible leaks
✓ Flush toilets and check for proper function and leaks
✓ Check water heater for visible leaks or corrosion
✓ Check boiler and associated systems, if applicable
✓ Check electrical panel for tripped breakers or visible issues
✓ Check refrigerator and freezer temperatures
✓ Check wine refrigerator, if applicable
✓ Check oil and propane levels, if applicable
Property & Seasonal Conditions
Changing seasons and mountain weather can quickly affect an unattended property. We observe the surrounding property for readily apparent conditions or changes that may need your attention.
✓ Observe for storm and weather-related impacts
✓ Check for excessive snow accumulation or related concerns
✓ Observe landscaping for damage, downed trees or limbs
✓ Assess visible conditions following lawn care or snow removal services
✓ Look for signs of pests or dead animals around the property
✓ Check irrigation systems for visible issues, when applicable
✓ Check pool or spa appearance and water level, when applicable
✓ Check generator readiness or available monitoring status, when applicable
✓ Bring in mail, packages and newspapers, as authorized
✓ Move garbage or recycling containers, as authorized
